A quick overview of three of the most popular real estate networking sites. Because we currently have our home on the  market, we have been educating ourselves on the home buying/selling process. There are some truly wonderful web sites available for research purposes during the process. Registration is free on these home search sites. After you register, you will be able to save homes to your personal search that you want to keep in mind. They all have mortgage calculators which will allow you to gather a rough estimate of what a payment might be like on a particular house based on the numbers you input. You can also find Open Houses on any of these sites. We have learned that Open Houses mostly occur on Saturday’s and Sunday’s with Sunday being the most popular day.

  • Trulia.com

Zillow

You can find homes for sale or rent on Zillow. You can also find and review real estate agents. The only downside we have found is that information is not always up to date. Sometimes foreclosures are listed before they are actually available for sale. A savvy agent can get you information on those early listings though. Zillow shows more foreclosure listings than either of the other two. They also feature more photos of homes. Zillow post something they call a Zestimate  which is their guess of a buying price you may be able to negotiate on a particular home. Prior to putting our home on the market, about a month ago, I had never even heard of this site. The CEO of Zillow, Spencer Rascoff, was featured in a Forbes article recently entitled 14 Things Successful People Do On Weekends. Rascoff is a founding employee of Zillow which originated in 2005. Spencer also co-founded Hotwire.com, quite impressive as is the Zillow site. It’s also easy to use, that is important.

Realtor.com

Our home is also listed on Realtor.com. Realtor.com is actually owned by move.com which boasts the largest real estate network online with more than a half dozen different sites. A particularly interesting article featured on Realtor recently was How to Sell Your Home and Buy Another at the Same Time. This is certainly a delicate balance, free advice is much appreciated by this home owner. You will find less pictures of homes for sale here than Zillow or Trulia. We were told by our realtor that this is because of the cost involved for the number of pictures being listed. Realtor only has 4 pictures of our home while the other two have 23 pictures.  We have found during our search for a new home, the more pictures the better.

Trulia.com

Finally, our home is also listed on Trulia.com which also originated in 2005. Trulia currently offers more than 15 mobile apps. Trulia is my personal favorite to use on my smart phone. Their maps will show all of the homes available in a particular neighborhood. All you have to do is type in a zip code, hit search and click on the house you wish to see. They are listed according to price. You will need to expand the screen to space them out.

The days of buying and selling homes in the classified pages of the local paper no longer exist. There are precious few listed in the newspaper.  Quite frankly, it is just so much easier to use these awesome sites, particularly on a mobile device. They all cover buying, selling, renting and untold free advice as well as educational material to assist the savvy home owner. You can save them to your favorites on your PC or download their free app on your smart phone. In the fast paced world we live in, it is great to have easy access to free assistance so readily available to the homeowner.
